To support this, the ground floor will be developed with an activated retail street frontage to draw people into the building. Islington has a very low supply of new product, due to fragmented ownership of properties resulting in a limited number of potential development sites within the tightly held suburb.
The driver for the project is the substantial demand for property in Islington and the continuation of the gentrification process. The recent introduction of the Transport Oriented Development State Environmental Planning Policy (TOD SEPP), which includes the Islington Village Centre, further enhances the development proposition.
Due Diligence
The following due diligence was completed on the site in order to reduce risk prior to committing to the purchase:
- Architectural concept designs
- Town planning advice
- Environmental investigation
- Geotechnical investigation
- Detail and level survey
- Market valuation supporting the acquisition value of the site.
Investment Summary
Initial investor funds will be used for pre-DA costs to achieve development approval.
Investors receive a fixed return of 20% p.a. After achievement of development
consent (approximately 12-18 months), investors have the option to exit the project with their return or remain in the project until completion.
The minimum investment amount is $250k, however the targeted investment amount is $500k and above.
This offer of fixed returns at 20% p.a. is only available to a limited number of investors. Once the required $2 million is raised, the offer will be closed.
